What is an Energy Performance Certificate (EPC)?

An EPC measures the energy efficiency of a building using a rating system from A (most efficient) to G (least efficient). It is legally mandatory in the UK when marketing a property for sale or rent.

You will also need a valid EPC when changing or renewing a tenancy.

How long is an EPC valid for?

A commercial EPC remains valid for 10 years from the date of issue, unless significant structural or heating alterations are made to the property.

Who requires a Fire Risk Assessment (FRA)?

Under the Regulatory Reform (Fire Safety) Order 2005, all business premises, commercial properties, and the communal areas of residential buildings (such as HMOs and apartment blocks) must have an up-to-date FRA.

How long does a site assessment take?

This depends on the size and complexity of the building, combined package assessments will take longer but we should be able to give you a rough estimate once we know a little more about the building.

When will I receive my completed report?

Most commercial EPC certificates and reports are generated, uploaded to the official register, and emailed to you within 24 to 48 hours following the site visit although larger more complex buildings make take slightly longer.

Fire Risk Assessments are completed within 48 hours.
